Rajasthan scraps outdated building height caps linked to fire ladder reach

Jaipur: In a major regulatory overhaul, Rajasthan’s local self govt (LSG) dept has scrapped the decades-old practice of limiting high-rise building heights according to the reach of municipal firefighting ladders.

The change comes through the “Provisions-2026 Regarding Fire Prevention, Life Safety, and Fire Protection Measures for All Types of Buildings in Rajasthan State,” issued to modernise fire safety regulation across urban areas. The new framework shifts the basis of vertical development from external firefighting access to advanced, built-in structural fire safety and life-safety systems.

Officials said building heights will now be assessed strictly under modern fire prevention, protection, evacuation and life-safety norms, rather than the equipment capacity of local bodies.“These new provisions will prove to be a milestone in making fire safety systems in the state’s buildings modern, scientific and more effective.

Fire safety standards — previously scattered across various rules and regulations — have now been consolidated.

Detailed guidelines covering building design, structure, firefighting equipment, life safety measures, emergency evacuation arrangements, and fire protection systems are now available under a single framework,” an LSG dept official said. The dept said the reform will make the fire NOC process clearer, more transparent, practical and time-bound.

It is also expected to provide building owners, developers, architects, engineers and approval agencies with uniform standards, improving compliance, scrutiny and monitoring.“This shift aligns Rajasthan’s real estate and urban planning with modern international engineering standards, removing a critical bottleneck for vertical expansion across the state’s urban centres,” another official added. The move is expected to reshape high-rise development in Rajasthan, enabling taller buildings with robust safety systems integrated early. You Can Also Check: Gold Rate in Jaipur | Silver Rate in Jaipur | Bank Holidays in Jaipur | Public Holidays in Jaipur | Jaipur AQI | Weather in Jaipur | Petrol Price in Jaipur | Diesel Price in Jaipur | CNG Price in Jaipur | LPG Price in JaipurStay updated with the latest Jaipur news.
