MUMBAI: Bandra-based builder Akhtar Rizvi and his staffers have been booked in a fresh case of cheating and forgery after a 74-year-old man lodged an FIR alleging that Rizvi fraudulently executed a sale deed using forged documents linked to his grandmother.The complainant alleged that the property was originally purchased in the name of his grandmother, who died in 1968 and was illiterate.
He claimed that records obtained through the Right to Information (RTI) Act revealed a sale deed allegedly signed by his grandmother in 1979, nearly a decade after her death.
Akhtar Rizvi did not respond when contacted by TOI.The Bandra police have registered an FIR against Rizvi under sections related to cheating, forgery, breach of trust and fraudulent documentation.Complainant Abdul Jabbar Ramzan alias Ramju Sheikh claimed that a piece of land was originally purchased by his father in the name of his grandmother, Hajani Nurbibai Kalu, in 1957.
A building named Rahenam Allah Ka Manzil was later constructed on the plot in 1962.According to the complaint, Hajani Nurbibai Kalu died on January 7, 1968, and was illiterate.
He said she used only her thumb impression for official purposes.
The family continued residing at the property for several decades.The dispute surfaced in 2022 when disagreements arose among family members over ownership of the building.
While examining property records obtained from government offices under the RTI Act, the complainant claimed he found that a sale deed had been registered in 1979, transferring the property to Rizvi Estates and Hotels Pvt.
Ltd. for Rs 50,000.The complainant alleged that the sale deed carried signatures purportedly made by his deceased grandmother in English, despite her death 11 years earlier and her inability to read or write.
Abdul further alleged that forged documents were used and that an impersonator was produced before registration authorities to execute the transaction.The complaint accuses Akhtar Hasan Rizvi and others associated with Rizvi Estates and Hotels Pvt.
